The former Auckland Railway Station (now Grand Central Apartments) is one of many properties in the Quay Park area which is located on leasehold land and subject to periodic ground rental reviews.
Rental reviews often require specialist planning advice to assist in establishing development potential of the underlying freehold land. Eclipse Group provided detailed planning advice around the potential development of this site to assist with the rental review process.

RESIDENTIAL
New Home Titirangi

A limited building platform due to vegetation and access constraints required a well thought out approach at the outset. The project required high levels of ongoing coordination with a range of specialists to ensure the consented design could be successfully constructed. Ongoing support to manage compliance during construction was provided.

Residential Subdivision Otorohanga

A greenfields subdivision for 128 lots on the periphery of Otorohanga required separate (notified) district and regional consents including for stream diversion and stormwater discharges. The project is well progressed with new homes having been completed.

Residential Apartment

The six storey apartment complex was consented with underground parking and required attention to every detail to ensure a functional outcome for the moderately sized site. The site adjoins a reserve with a beneficial northerly aspect but also came with challenging flood hazards.

Hamilton Commercial

A new commercial building (6000m²) for a specialised machinery manufacturer who required a significant building with heavy vehicle access. The project required close coordination with transport, engineering and designer specialists to ensure the client’s needs were met and consent conditions remained commensurate with the effects of the activity, particularly in regards to road capacity and function.

Conversion of an existing building in a retail shopping area to provide for a refresh of the ground floor tenancy, additional parking and new residential activities above.

Multi-sport facility – Ngati Otara Park

A replacement sports complex to support the surrounding sports field activities. The facility includes clubrooms, change facilities offices, public toilets and a laundry facility to meet the needs of the community users. The surrounding parking area was upgraded and a new play area installed as part of the project.

Beachlands Plan Change

We provided policy advice to our client to support suitable transport infrastructure being delivered in conjunction with new urban development. This required collaboration and mediation with a range of stakeholders, community groups and applicant representatives to achieve desired outcomes.
Early construction stages for a motel complex in Hamilton. Eclipse Group provided consenting advice for the (limited notified) consent. The motel is now completed and the complex is operating successfully.
